Private Real Estate Investment — Virginia, est. 2016

Building communities
worth inheriting.

Creating long-term value through responsible investment, ethical ownership, and community-focused redevelopment.

IInvestment Philosophy

From the ground up.

Mavinstone is more than a real estate fund. We are a hybrid collection of international and domestic investors committed to long-term, responsible ownership.

Our model pairs generational ownership with strategic partnership, grounded in ethical real estate. We acquire in places where careful capital is scarce, improve what we buy, and stay — because the returns we care about take years to appear on a street, not weeks to appear on a screen.

That patience is a discipline, not a temperament. It shapes what we underwrite, what we decline, and how we operate every building we hold.

01

Integrity first

Every acquisition is judged by whether we would be proud to explain it a decade from now. Conduct precedes return.

02

People over profit

Buildings house lives before they house capital. Resident outcomes are the first measure of a successful asset.

03

Culturally grounded, globally minded

Local knowledge decides what to build. Global capital decides what is possible. We hold both at once.

04

Transparency and trust

Investors, owners, and partners see the same numbers we do. Clarity is the only durable form of confidence.

IIOpportunity Zones

A federal instrument, used the way it was intended.

Opportunity Zones were created by the U.S. government in 2017 to spark economic development in underserved areas. They allow investors to redirect capital gains into long-term community investment and receive significant tax advantages in return.

Mavinstone is a privately managed Opportunity Zone fund specializing in acquiring, revitalizing, and managing property inside designated zones across Virginia and beyond. Our work connects local community value with global investor capital.

How the structure works

The Ecosystem

One continuous loop, from capital to community and back again.

Stage 01

Investor Capital

International and domestic investors commit capital — including capital gains directed into a qualified Opportunity Zone fund.

We are not assembling a portfolio. We are assembling the conditions under which a neighborhood can hold its value for the next generation.

IIICommunity Impact

The measure of an asset is the street it stands on.

Our projects concentrate on housing, commercial revitalization, and community-focused redevelopment in neighborhoods that have been underserved by conventional capital. Inclusive growth is not a byproduct of the strategy — it is the strategy.

IVThe Founder

Ghana to Philadelphia to Virginia.

Lawrence "Larry" Macarty Eyeson was born in Ghana and raised in Philadelphia. That passage — West Africa to the East Coast — gave him an unusually literal understanding of what opportunity costs and what community is worth.

A lifelong entrepreneur, he has spent decades building businesses around real estate development, investment, and revitalization, with one consistent mission: turn underutilized space into thriving environments, and create lasting value for families, investors, and neighborhoods at the same time.

VLegacy

Ten years of development with purpose.

2016

A family initiative

Mavinstone begins as a family commitment to buy, repair, and hold property in places most capital had written off.

2017

Opportunity Zones are written into law

Federal legislation creates a mechanism to redirect capital gains into long-term investment in underserved areas — a structure that matches how Mavinstone already worked.

Growth

From initiative to fund

The family effort becomes a privately managed, multi-state Opportunity Zone fund pairing international and domestic investors around a shared standard of conduct.

Operations

Antstone LLC takes the field

Property management is brought in-house through Antstone LLC, acting as both landlord and agent so that quality is owned, not outsourced.

2026

A decade of development with purpose

Mavinstone marks its tenth anniversary — nearly ten years of creating real change through real estate, grounded in trust, transparency, and cultural responsibility.

Next

The next chapter

Expansion into North Carolina, community-focused housing models, wider access for international investors, and a deeper commitment to green and sustainable building.

Structure

What an Opportunity Zone actually asks of an investor

Patience, defined in years, is the price of the tax advantage — and the reason the incentive works at all.

Operations

Why we brought property management in-house

Antstone LLC exists because quality cannot be delegated to whoever bids lowest on a maintenance contract.

Stewardship

Buying homes in any condition, and what happens next

A direct-to-seller offer is only the first half of the transaction. The second half is the renovation.
