Mavinstone

Investment strategy

Ownership,
not exit.

Our model pairs generational ownership with strategic partnership, grounded in ethical real estate. We acquire, improve, operate, and hold.

Philosophy

Strategic investment in undervalued communities.

Mavinstone specializes in acquiring, revitalizing, and managing property in federally designated Opportunity Zones across Virginia and beyond. The approach connects local community value with global investor capital — a pairing that is rare precisely because it requires both patience and presence.

We underwrite against community need as rigorously as against asset condition. A property that cannot be improved responsibly is not an opportunity, regardless of what the spreadsheet says.

Because we intend to hold, the quality of the renovation and the quality of the management are not costs to be minimized. They are the investment.

The lifecycle

How capital travels through the firm.

Stage 01

Investor Capital

International and domestic investors commit capital — including capital gains directed into a qualified Opportunity Zone fund.

Risk is not removed by optimism. It is removed by inspection, documentation, and someone whose job it is to say no.

Risk management

Discipline, made structural.

Structured oversight

A dedicated risk management officer maintains firm-wide internal controls, keeping operational integrity consistent across the portfolio rather than property by property.

Compliance-driven practice

Process improvement and compliance are treated as an operating system, not a filing exercise — documented, repeatable, and auditable.

Financial control

Our controller maintains accurate records, reconciliations, payables and receivables, and timely reporting, giving leadership a factual basis for every decision.

Proactive problem-solving

Issues are surfaced early through inspection and monitoring, when they are still maintenance items rather than capital events.

Property types

What we acquire.

Residential housing

Homes purchased in any condition through our direct-to-seller program, renovated and returned to the local housing stock as dignified rentals.

Commercial revitalization

Commercial property inside designated Opportunity Zones, redeveloped to restore economic activity to streets that have lost it.

Community-focused redevelopment

Projects designed around what a neighborhood needs to function — the category that most often determines whether the other two succeed.

Long-term ownership

Held, operated, maintained.

Antstone LLC, our property management arm, acts as both landlord and agent. It ensures quality housing for tenants and efficient management for owners, with safe, clean, well-maintained living environments treated as a non-negotiable baseline.

Holding property is how a fund earns the right to talk about community impact. Anyone can improve a building on the way out; the harder discipline is maintaining it for the decade that follows.

For investors

Allocate to something that compounds slowly.

We work with family offices, accredited individuals, and international and institutional investors who measure results in decades.
